It is about more than money

With better employment in the county and with interest rates dropping again last week, there are likely more qualified buyers in the market than at any time in recent history. The problem many of those prospective buyers are having is finding suitable properties to buy.

We are off to a good start

Figures released Friday by the Coeur d'Alene Association of Realtors Multiple Listing Service show the market moving steadily forward. On the whole, we have generated 10 percent more revenue from real estate sales than during the same period in 2014.

High tech or high touch

At the Real Estate Market Forum held at The Coeur d'Alene Resort last week, we heard that much of the "in-migration" to our beautiful county is from folks of retirement age. This caused us to wonder, "How do these folks find their homes?" The National Association of Realtors provided the answer in the results of their "Home Buyer and Seller Generational Report." The report states in part, "Younger generations of buyers typically find the home they purchase through the Internet, while older generations of buyers first found the home they purchased through their real estate agent."

The truth is, there are many indicators that real estate in Coeur d'Alene and surrounding areas - as well as around the country - is anticipated to increase in price for the near future. That does not mean the time is right for you to buy.

Neighborhood of the week: Country Meadows

If you enjoy living outside town, yet not too far outside town, there are some new neighborhoods in our area that you can consider. If you want a shop, your choices are a little more limited. And if you want a beautiful home built by Copper Basin Construction where the cost of the shop is included in the price of the lot/home package, you should definitely consider Country Meadows.

Realtor.com to become mainstream

Changes are in store for the real estate search website, realtor.com. It was announced last week that media mogul Rupert Murdoch's News Corp. has purchased Move, Inc., the parent company of realtor.com for $950 million. This is a bargain for the site when compared to the $3.5 billion paid by Zillow in a move to merge with Trulia last summer. Neither deal has been approved by regulators as of this writing.

Neighborhood of the week: Skyline Meadows

Interest down, applications up

The average 30-year mortgage rate last week according to Freddie Mac was 3.63 percent. With the prior week's adjustment from 3.73 to 3.66 mortgage applications surged. For the week ending Jan. 9, mortgage loan applications showed a 49 percent increase over the previous week. That illustrates the largest jump in applications since 2008 when the lowest rate was 5.29 percent for a fixed rate loan. The current rates are expected to fuel further recovery in the housing market and more new home construction this year.

Things are lining up for another good year

With the terrific recap of 2014 last week, we now look ahead to see what readers can expect from the North Idaho market. With last year's new construction reflecting 17 percent of our single family home sales we anticipate that new construction will continue to thrive into 2015. This means more jobs and potentially more homebuyers.

2014 exceeds expectations

The Coeur d'Alene Association of Realtors was excited to tell you last October that we had surpassed our 2006 sales volume for residential real estate. Because our production is not tallied until the last sale of the month has completed, even we were not aware of how well the market would finish at the end of December.

Anything but cold

The January edition of the North Idaho Business Journal illustrates predictions of a good local economy for this new year. Local prognosticators have projected continued improvement in our real estate and employment markets. Their estimates range from 6-8 percent improvement in Kootenai County home prices which, if accurate, will keep pace with recent trends.

Stability spreads

We have been fortunate to provide you with good reports about the improvement and apparent stability of local real estate for months. In fact our market has improved steadily during the past two years and although price increases appear to be slowing some, we still see appreciation consistent with a healthy market.

Neighborhood of the week: Best Hill Meadows

Be wary of gifts

It is the time of year where families gather and share their love by exchanging gifts. For those of you expecting to sell a home in the near future this can create a problem. It is common knowledge that clutter is a detractor when showing a house. Most Realtors will advise you to pack up any personal effects that are not being used on a regular basis and place them out of sight in storage until a buyer can be found. Mini-mizing your possessions allows a buyer to envision their own in their place.

Neighborhood of the week: Hayden Grove

Hayden is a scenic community of more than 13,000 residents nestled on the forested shores of beautiful Hayden Lake. Its citizens enjoy some of the best outdoor recreation in North Idaho, while having access to the amenities of a larger city. You won't find many subdivisions in this little town, especially at this price point, but if that's the type of community you're seeking, then Hayden Grove is your answer.

Neighborhood of the week: Sanders Beach

Giving is receiving

It is said that, "what goes around comes around." Even so, there is no way we Realtors would accept any credit for the current trend in real estate. It has been a good year for our market and that means a good year for those who ply the trade. Understanding that good times allow people to do good things, the community outreach work the members of the Coeur d'Alene Association of Realtors have done is deserving of some acknowledgment.

Appreciation still growing

November sales statistics continue to show stability in North Idaho real state. Our staff has compiled our year to date results as compared to last year and we still are seeing improvement in this, the first year that we have surpassed 2006 figures for number of homes sold.

To list or not

With the frigid temperatures upon us it seems to many that no one could possibly be interested in looking for real estate. If that were true, there are nearly a thousand Coeur d'Alene Association of Realtors members that would take the winter off. Instead, we endure the cold and slick roads with the knowledge that only serious buyers are looking now.
